Martello provides Asset Management Services to select clients who require:
  • Property Acquisition Due Diligence Investigations

    The Asset Manager can arrange a team of qualified specialists, including structural, mechanical, electrical, environmental engineers, envelope and elevator inspectors roof and other professionals to complete building inspections and reports in a timely and efficient manner. These reports can be used for acquisitions, refinancing, specific incident or sale purposes. The asset manager can also do a lease profile review.
  • Property Financing and Re-Financing Support Services

    When financing or re-financing real estate, owners require additional data, reports, forward projections, capital expenditure estimates, appraisals, environmental reports and lease analysis. This work is provided by the Asset Manager, who in many cases interacts directly with the lenders, brokers and service providers.
  • Long Term Strategic Asset Planning

    This includes developing a capital program for the asset, property appraisal support and market positioning, aimed at maximizing the value and return of real estate assets.

    The Asset Manager provides strategic input in many areas where, from their experience, they assist the Owner by thinking as an owner, to maximize the value of the asset and the long term return on the asset. This perspective is significantly different than a day to day management role. This may include engaging and directing leasing agents, advising on capital investment, building re-positioning. He can also assist with re-zoning and development proposals.
  • Disposition Support Services

    The disposition of real estate is a complicated and a potentially expensive process. This involves consultants, lawyers, environmental engineers, surveyors, government agencies and accountants. Furthermore, estoppels certificates, lease analysis and property preparation for sale requires careful coordination. The asset manager is familiar and experienced with all of these requirements.

Martello's asset management fees are based on a percentage of the real estate asset value.
